Most broker websites list promises. Here are five in reverse: common practices in the industry that I refuse to follow, as a matter of principle, even when they'd be easier or more profitable in the short term.
Inflate a price to win the listing
I don't propose an unrealistic listing price just to sign a mandate, even if it means you choose another broker. An inflated price almost always leads to repeated price drops and a longer sale.
Recommend renovations that don't pay off
I don't push you to spend on work that costs more than the value it adds to the sale. If an expense won't translate into a better net price, I'll tell you clearly.
Pressure you on an offer
I don't push you to accept an offer that isn't in your interest, even if the deal would close faster for me. The final decision is yours, made with every piece of information in hand.
Delegate without telling you
I don't hand off your showings or negotiations to an assistant without your knowledge. If part of the work is delegated, you'll know, and I remain accountable for the file from start to finish.
Take on more than I can properly handle
I don't stack simultaneous mandates to the point where I can no longer respond quickly. The volume I take on is limited by my real capacity to stay available for every client.
