Valuation and strategy
A visit to the property, a comparative analysis of recent sales in the area, and an honest conversation about price and a realistic timeline. This step usually takes one or two meetings.
Signing the mandate and preparation
Signing the brokerage contract, staging recommendations (decluttering, minor repairs, home staging when it makes sense), then a professional photo and video/drone session when the property calls for it.
Going to market
Listing on Centris, distribution through The Agency's international network and social media, then the first showings (private or open house depending on the property).
Showings and adjustments
Follow-up after each showing with buyers' agents, feedback shared directly with you, and strategy adjustments if the market signals them. This is the most variable stretch, a high-demand area can close well before, a quieter market can take longer.
Negotiation
